Asphalt Mainenance Products:
Sealer – Tarconite:
We utilize Tarconite asphalt sealer manufactured by Neyra Industries. Tarconite is purchased from our distributor in its concentrated form (including sand) and mixed with water and Armorflex epoxy-latex additive in our sealcoating machines. The water and epoxy additive are mixed following Neyra’s strict guidelines. The sealer is mixed using the following ratio; 40% water and 2% additive. The addition of the Armorflex additive to the sealer mix is an integral component to creating a mixed sealer that lasts longer, has greater resistance to power steering marks and dries blacker and faster. When the mix is complete, there is approximately four and a half pounds of sand (Kentucky Clay) per gallon of sealer in the sealer mixture. The addition of sand also is an important component. The sand helps make the sealed asphalt surface skid resistant reducing liability for the property owner/lessee and helps add to the life of the sealer.
Crack Filling – Flex-a-Fill:
Garden State Sealcoating & Maintenance uses a hot rubber crack filling material called Flex-a-Fill manufactured by Koch Industries. Flex-a-Fill is the industries leading hot pour crack filling material and can be used on cracks as small as 3/16 of an inch wide. Flex-a-Fill will remain pliable at temperatures ranging from -20 degrees F. to + 130 degrees F.
Oil Spot Priming – Polyprime:
We utilize Polyprime oil spot primer manufactured by Neyra Industries to prepare any oil spots for sealcoating. Polyprime helps reduce sealer peeling due to oil saturated asphalt.
Asphalt Patching – UPM Asphalt Patch:
Garden State Sealcoating uses a high performance summer grade cold asphalt patch material called UPM manufactured by Unique Paving Materials Corporation, to fill holes in the asphalt.
Asphalt Maintenance Service:
Asphalt Prep:
Garden State Sealcoating & Maintenance will begin each job by barricading the asphalt area that will be worked on ensuring that customers have easy access to the store front. Once the area is barricaded, the asphalt area will be cleaned using blowers, steel bristled brooms, and a nylon bristled power broom. Oil spots on the asphalt will then be treated to help the sealer adhere properly to the asphalt. Any oil spots will be dried and coated with Polyprime penetrating primer. If there are cracks that require filling, a hot air lance will be utilized to clean and dry the crack. The hot air lance has an output of 90 CFM at 2800 degrees F. This output ensures that water is dried, plant life is removed and the edges of the crack have been cleaned for proper adhesion of the crack filling material.
Asphalt Patching:
Holes in the asphalt will be cleaned of any lose debris and the base material packed using a sledge hammer or hand tamper. UMP cold asphalt patch will be poured into the hole, and tamped to the appropriate compaction using a hand tamper. Once the material is compacted, Blackbeauty fine silica sand will be embedded into the surface and tamped again. The addition of the sand helps smooth the surface of the patch as well as help the sealer material adhere properly. Once the material is filled the area around the repair will be swept and blown clean.
Crack Filling:
Once the cracks have been prepared, Koch Flex-a-Fill will be heated in a melter applicator kettle to temperature of 375 degrees F. Once the material has reached the appropriate working temperature, it will be poured into the cracks. Each crack will then be filled twice to ensure the material is as level as possible. After all cracks are filled, the Flex-a-Fill materials in each crack will be reheated to help the material adhere to the walls of each crack, and to ensure that the cracks have a smooth appearance. Blackbeauty fine silica sand will be embedded into the hot Flex-a-Fill material. The addition of the silica sand helps to enhance the appearance of the crack filling material as well as help the sealer adhere to the crack filling material. For cracks that are under 1/4 inches wide, we utalize a trowlable crack filling material. This material has less flexability than the Koch product and the cracks will re-open sooner.
Sealcoating:
After the asphalt has been cleaned, oil spots primed and cracks filled, the area will be ready for sealcoating. The edges of the asphalt will have the sealer applied by hand using special brushes. The use of special brushes allows Garden State Sealcoating and Maintenance to keep sealer from hitting non-targeted areas such as walkways and concrete curbs. Once all the edges have been applied by hand, the remaining asphalt will be sealed using a spray system. When spraying near curbs, buildings or walkways, boards will be used to stop overspray from hitting these non-targeted areas. Once the first coat of Tarconite sealer has dried a second coat will be applied. This is often completed on a subsequent day than when the first coat is applied. The use of a spray system allows Garden State Sealcoating to apply a consistent layer of sealcoating material that has a similar looking finished to the entire asphalt surface.
